400 Record Repositioning

Dallas, TX

Implementation Management

Iconic buildings evolve. Drawing from the building's shape in plan, iconography and signage forms highlight the structure's geometric strength. Patterns cascade across the surface of glass fronts and strong, rich and natural materials are a celebration of the building's renaissance and its tie to the downtown community. Utilizing art, form and color the elevated dining space and repositioned building are now a beacon to downtown Dallas.

400 Record, formerly known as the Belo Building, was purchased by a primary tenant taking a majority of the floors. As part of the renovation, they have sought to elevate the building's identity and amenities not only for their own employees, but future tenants and the surrounding community.

The redesign of this 17-story, 235,000-square-foot office tower includes removing existing walls to create a better flow between indoor and outdoor spaces. The two-level lobby is enclosed with frameless glass and a custom-designed metal canopy that creates a dramatic new front door. Pieces from the owner's art collection are on display, and the space is available for private and community events. Another major feature of the remodel is a large, mezzanine restaurant and bar which appears to float in the space and is covered in articulated bronze metal panels.

High-end custom signage combining glass, extruded metal and natural stone elevate the experience from the street forward. Custom distraction graphics directly tie to the new identity of the building, bringing continuity and reference starting from the C-Suite down to street level interaction.
